Spider-Man visits a sick Harry Osborn in his apartment and lets him know that he can’t let Harry have any of his blood. Harry doesn’t take it to well and Spidey takes off through the window.
This entire location is presumed to be a soundstage, due to it’s expanse and the stunts with Spider-Man coming in via the window. However, Spider-Man’s exit appears to have been shot on a practical building in the Financial District. The exterior for 20 Exchange Place, on the William Street side (looking towards Beaver Street) is where this stunt was filmed. It’s completely possible that the apartment was filmed inside this location, using visual effects on the windows to replace the view. But it’s more likely that the windows from Exchange Place were replicated in the studio. The only piece of footage in the movie from that exterior shoot is probably the close-up of Spider-Man below, with the out of focus background.
